Roof Inspections in Keystone Heights

After a storm or a sudden leak, you want to know what really happened up there. We check your roof and attic, take photos of anything that matters, and walk you through what we found in plain words so you can decide your next step calmly.

Know Where Your Roof Stands Before You Spend a Dollar

A roof inspection tells you the real condition of your roof, so your decisions rest on facts instead of guesses. We look at the shingles or metal panels, the flashing around vents, chimneys and walls, the edges and gutters, and, whenever we can get in, the attic underneath.

Most of our inspection calls come right after weather. A strong summer thunderstorm or a tropical system passes through, a few shingles land in the yard, and you want to know if that is the whole story. Sometimes the honest answer is that your roof came through fine. Sometimes it is a small repair. Now and then it is time to talk about replacement, and if so, we show you exactly why.

We have been in business since 1995, and as a licensed general contractor we know what a sound roof looks like up close. That experience is what lets us tell you clearly what needs attention now, what can wait, and what is nothing to worry about.

What We Check During Your Inspection

Shingles and metal panels
We look for lifted or creased shingles from wind, bare spots where granules have washed off, and cracked or missing pieces. On metal roofs we check fasteners, seams and any panels that have shifted.
Flashing and roof penetrations
Rubber pipe boots dry out and crack under Florida sun, and that is one of the most common leak points we find. We also check step flashing along walls, chimney and skylight flashing, and the seals around vents.
The attic underneath
Inside, we look for water stains on the decking, damp or matted insulation, daylight showing through boards and signs of poor ventilation. The attic often tells us about a problem before it shows on your ceiling.
Gutters, drip edge and fascia
Clogged or sagging gutters push water back toward the roof edge. We check for overflow marks, soft fascia boards and loose drip edge, since these quietly rot wood if left alone.
Photos and a plain summary
You get pictures of what we saw, sorted into what needs fixing now, what to keep an eye on and what is in good shape. If storm damage is involved, those dated photos help when you talk with your insurance company.

Signs It Is Time to Have Your Roof Checked

  • A strong storm just passed

High winds can loosen shingles without tearing them off. The damage may not leak today, but it often shows up in the next heavy rain.

  • Shingles or granules in the yard

Pieces of shingle on the lawn or a buildup of sandy granules in your gutters mean your roof surface is wearing or was hit.

  • A new stain on the ceiling

Brown rings, bubbling paint or a musty smell in an upstairs room usually point to water getting in somewhere above. Finding the source early keeps the repair small.

  • Limbs or debris landed on the roof

Even a branch that rolled off can crack shingles or bend metal. It is worth a look before you assume everything is fine.

  • You don't know how old your roof is

If you bought your home recently or the roof is getting up in years, an inspection gives you a starting point for planning and budgeting.

How Your Inspection Visit Goes

  1. 1

You call and tell us what happened

Let us know about the storm, the leak or whatever has you concerned, and we set a visit time that works for you. The inspection is free, and there is no obligation.

  2. 2

We check the roof and attic

When the roof is safe to walk, we go up and check it section by section. If it is steep or wet, we work from the ladder and the edges, then head into the attic if you can let us in.

  3. 3

We go over the pictures together

Before we pack up, we flip through each photo with you, at the kitchen table or right there in the driveway, and put every finding into everyday terms. No question is too small to ask.

  4. 4

    You decide what comes next

If repairs make sense, we give you a free estimate, and our repair work comes with a 5-year workmanship warranty. When storm damage is part of the picture, we coordinate with the adjuster your insurer sends, so you are not stuck relaying messages back and forth.

What It Costs and What Shapes the Next Step

Your inspection is free, whether we come out after a storm or you just want to know where things stand. What we find shapes the price of any work that follows, and we explain those factors on the spot so nothing catches you off guard. Financing is available if repairs or a new roof turn out to be needed.

How much damage there is
A cracked pipe boot is a small job. Wind damage across a whole slope is a bigger one. We show you the extent in photos so you can see what drives the number.
Your roofing material
Shingle and metal roofs use different parts and methods, and matching existing materials can affect the cost of a repair.
The decking underneath
If water has soaked into the plywood, soft sections need replacing before new roofing goes down. We can often spot this from the attic before any work begins.
Insurance coverage
When storm damage is covered, your policy and deductible change what you pay out of pocket. Your adjuster makes the coverage decision, and we help by documenting the damage clearly.

Roof Inspection Questions

Something not covered here? (904) 621-1208

Is the inspection really free?

Yes. We offer free post-storm inspections and free, no-obligation estimates. You will not get a bill for us coming out and looking, and there is no pressure to book anything afterward.

How long does an inspection take?

Most visits take about an hour, sometimes a bit longer if the attic is tight or the roof has several sections. We would rather be thorough than fast, and we will always leave time to go over the findings with you.

Do I need to be there for the visit?

It's best if you are, since the attic is usually reached from inside your home and we like going over the pictures face to face. If your schedule won't allow it, we can still check the exterior and talk through the photos with you by phone later.

Will you help with my insurance claim?

Yes. When a storm is behind the damage, we talk with your adjuster ourselves instead of leaving it all to you. We hand over dated photos and notes on what we found, and we can be at your home when the adjuster comes to look. Coverage is their call, but you won't be left explaining flashing and decking on your own.

What if you don't find anything wrong?

Then we tell you so, and that is a good day. We will mention anything worth watching, like aging pipe boots or gutters that need cleaning, so you know what to look for down the road.

Do you inspect metal roofs too?

Yes. We check fasteners, seams, flashing and any panels that have moved or dented. If your metal roof needs work, our metal roofing service handles it.
