Roof Repair in Keystone Heights, Fixed at the Source
Water spots on a ceiling or a few shingles on the lawn can feel like the start of something big. Usually they aren't. We trace where the water is getting in, show you photos and fix that spot properly, so a small problem stays small.
When a Repair Is the Right Call
Most roof problems start in one place: a cracked rubber boot around a plumbing vent, a few shingles that lost their seal in high wind, or flashing that pulled away from a wall. Caught early, these are fixes measured in hours, not days. Left alone, water works into the decking and the insulation, and the bill grows with it.
We have been repairing roofs since 1995, and a good share of what we see is repair work that only needed doing once. If your roof still has life in it, we will say so. If the damage is spread too wide for a patch to hold, we will tell you that too, and walk you through what roof replacement would involve.
The Work We Do on a Repair
Finding the real entry point
A ceiling stain rarely sits directly under the opening. Water runs along rafters and decking before it drips, so we look from the attic and from the roof surface before deciding what to open up.
Shingle replacement
We replace missing, creased or lifted shingles and hand-seal them so the next strong gust does not peel them back. We match color and profile as closely as available stock allows and show you the match before we start.
Flashing and vent boots
Pipe boots, chimney and wall flashing, and valley metal are where most leaks begin. Sun hardens rubber boots until they split, so we replace them rather than smear sealant over the crack.
Soft decking
When the plywood beneath a leak has softened, we remove that piece and fasten new decking in its place before the shingles go back on. Shingles nailed over rotten wood will not stay put.
Cleanup and photos
Old shingles, nails and debris leave with us, and we run a magnet over the yard and driveway. You get before and after photos of the area we repaired.
When Your Roof Is Asking for Attention
Water marks overhead
A tan ring on the drywall or paint that puckers after a hard rain tells you water is already getting through. Even if it only appears in the heaviest storms, the opening is there every day.
Shingles in the yard
After a windy afternoon, a few shingles on the lawn mean the ones around them may be loose too.
Granules in the gutters
A heavy layer of sandy grit in your gutters or at the downspout shows shingles wearing thin. It can point to one tired slope or to a roof near the end of its life.
Damp attic or musty odor
Dark patches on the underside of the decking, damp insulation or a stale, musty odor up there can appear well before a stain ever reaches a ceiling in your home.
Daylight around pipes
If you can see light around a vent pipe from the attic, the boot has failed. That is one of the simplest and least costly repairs we do.
How a Repair Visit Goes
- 1
Start with a phone call
Describe what you have noticed, whether it is a drip, a stain or shingles on the ground, and roughly where it shows up. We agree on a day with a time window, then check the roof and, when we can reach it, the attic.
- 2
Photos and a straight answer
You see pictures of the damage and hear in plain terms why it happened. You get a written estimate that lists the work line by line, and we tell you honestly whether a repair will hold.
- 3
The repair day
Most repairs take a few hours. We protect plantings and the area below the work, remove the damaged material, fix any soft decking and install new flashing or shingles.
- 4
Check and clean
We check the finished area, clean up and send you the after photos. As a licensed general contractor, we pull any permit the job requires, and the repair is backed by our 5-year workmanship warranty.
What Moves the Cost of a Roof Repair
We price each repair only once we have been up on the roof, since whatever caused the leak sets the scope. A cracked pipe boot and a leak that has been soaking the decking for months can look the same from inside. Your written estimate shows exactly what each part of the job covers, and financing is available if you need it.
- What is under the shingles
- Dry, solid decking keeps the job small. Soft or rotted plywood has to be replaced, and that adds material and time.
- Roof pitch and access
- A steep roof or a two-story eave takes more safety setup and slows the work down.
- Materials and matching
- Standard architectural shingles are easy to source. Discontinued styles, metal panels or specialty flashing can take more effort to match well.
- Size of the damaged area
- A single vent boot is a short job. Wind damage across a whole slope may approach the point where Florida code requires more of the roof to meet current standards, and we tell you up front if your repair is near that line.
Roof Repair Questions We Hear Often
Something not covered here? (904) 621-1208
Can you just patch the leak, or will I need a new roof?
Most of the time a targeted repair is the right answer. We only bring up replacement when the shingles are brittle across the roof, the decking is failing in several places or repairs keep stacking up. Either way you see the photos and decide.
Will my homeowners insurance pay for the repair?
Coverage usually turns on why the damage happened. Policies tend to pay for sudden events like a windstorm or a falling limb, and tend not to pay for wear that comes with age. When storm damage is part of the picture, we photograph it and work directly with your insurance adjuster on the claim. Our Storm Damage Repair page walks through those steps.
How long does a typical repair take?
Most repairs are finished in a single visit of a few hours. Jobs with decking replacement or a larger area can run a full day. Afternoon thunderstorms sometimes push the start time, and we keep the roof covered if weather interrupts the work.
Is the repair work covered by a warranty?
Yes. Our repair work carries a 5-year workmanship warranty. If a part we installed fails due to the way our crew put it in, we return to your home and correct it.
Should I have the whole roof checked while you are up there?
It is a good idea if your roof is more than ten years old or just came through a strong storm. A full look through our Roof Inspections service can catch the next weak spot before it turns into another leak.
