Roof Replacement in Keystone Heights

When a storm leaves your roof past patching, or age finally catches up with it, we replace it from the deck up. You get a clear answer on whether you need it, a written scope before work starts, and help working with your insurance adjuster if the damage came from weather.

When a New Roof Is the Right Call

Not every damaged roof needs replacing. After a storm, many homeowners hear that they need a whole new roof when a solid repair would do. We start by looking, taking photos and telling you plainly which one fits your roof. If roof repair will hold, we say so.

Replacement makes sense when the damage is spread across several slopes, when the shingles are brittle and losing granules, or when water has already soaked into the decking. Florida heat, summer thunderstorms and hurricane season wear a roof down faster than many people expect, and a tired roof is the one that fails in the next big wind.

We have been in business since 1995 and work as a licensed general contractor, so we pull the permit, schedule the inspections and build the new roof to the current Florida Building Code.

What Your Roof Replacement Includes

Full tear-off to the deck

We remove the old shingles and underlayment down to the plywood. Roofing over old layers hides problems, so we don't do it.

Deck inspection and repair

Once the deck is bare, we check for soft, rotted or delaminated sheets and replace them. Any deck work is shown to you in photos and priced before we proceed.

Underlayment, flashing and drip edge

New underlayment goes down first, followed by drip edge, new flashing at walls and chimneys, and new pipe boots. These are the spots where most leaks start, so they get new materials, not reused ones.

Shingles or metal, fastened to code

We install the new roof with the nailing pattern the code calls for in high-wind areas. If you are considering a longer-lasting option, our metal roofing page explains that choice.

Ventilation check

We look at ridge and soffit vents so your attic can breathe. Good airflow keeps heat and moisture from cooking the new shingles from below.

A clean yard when we leave

Before tear-off starts, we lay tarps over shrubs and garden beds to catch falling debris. On the last day, our crew sweeps the grass and paved areas with a magnet bar, picking up stray nails and bits of scrap so nothing ends up in a tire or a bare foot.

Signs Your Roof May Need Replacing

Damage on more than one slope
Missing or creased shingles across several sides of the house after a storm usually point to replacement rather than spot repair.
Granules in the gutters
Heavy grit washing out of the downspouts means the shingles are wearing through. If you notice it while having your gutters cleaned, it is worth a look.
Soft spots underfoot
A roof that gives when walked on has wet or rotted decking underneath. Shingles alone won't fix that.
Repeat leaks in new places
One leak can be a repair. Leaks that keep turning up in different rooms tell us the whole system is failing.
Curling, cracking or dark streaks
Shingles that curl at the edges or crack in the sun have lost their flexibility and won't hold up well in high wind.

How a Replacement Job Runs

  1. 1

    Free inspection and photos

We climb up, look over every slope, and check from inside the attic if it's reachable. Then we sit down with you, go through the pictures together and give you an honest answer on repair or replacement.

  2. 2

    Written scope and insurance help

You receive a written estimate listing materials and work. For storm damage, we work directly with your insurance adjuster and walk you through what the claim covers, while the coverage decision stays with your insurer.

  3. 3

    Paperwork filed, forecast watched

We handle the permit application with the county, then pick a work day with an eye on the weather. When rain looks likely, we push the date back instead of opening up your roof.

  4. 4

    Tear-off and install

Most homes are torn off and dried in the same day, so your house is never left exposed overnight. The new roof goes on next, followed by flashing and vents.

  5. 5

    Final inspection and walk-through

After the county inspection, we walk the finished roof with you. Your new roof is backed by our 5-year workmanship warranty.

What Affects the Cost of a New Roof

Every roof is priced after we have seen it, because two houses the same size can need very different work. Your estimate is free and carries no obligation. Financing is available for homeowners who prefer monthly payments to paying for a new roof all at once.

Roof size and pitch
More square footage means more material. Steep slopes need extra safety gear and take longer to work.
Condition of the decking
Rotted or water-soaked plywood has to be replaced. The amount only shows once the old roof is stripped, so the per-sheet price is written into your estimate ahead of time, and you see every sheet we change.
Material choice
Architectural shingles and metal panels differ in cost and lifespan. We compare them with you side by side.
Layers and complexity
Extra old layers, valleys, skylights and chimneys all add labor and flashing work.

Roof Replacement Questions

Will insurance cover my roof replacement if a storm caused the damage?
That comes down to the terms of your policy and what the adjuster sees on the roof. We photograph the damage, meet your adjuster on site and go over the findings with you. The coverage decision belongs to your insurer, and we help you make sense of it.
How long does a roof replacement take?
Most single-family homes take one to three days on the roof. Permit timing and weather can shift the start date, and we keep you posted if that happens.
Do I need to be home during the work?
No, though we like to talk with you at the start and walk the finished roof together. Expect noise during tear-off, and it helps to move cars out of the driveway.
Is shingling over the existing roof an option?
Not with us. Every roof we replace gets stripped down to the plywood. That is the only way to spot soft or rotted decking and fix it, and it lets the new roof be fastened to current code instead of sitting on top of old problems.
What if you find rotten wood once the shingles are off?
We stop, take photos and show you before replacing anything. The per-sheet price is in your written estimate, so there are no surprise charges.
